The Sheffield Plan is being consulted on again following Further Main Modifications and new or updated evidence.

If you know any of our seven Green Belt sites, perhaps you walk there, know how the land is farmed, see the wildlife or use the surrounding roads.  Your local knowledge could help the Planning Inspectors assess this new information.

​The Council says comments received during the consultation will be passed to the Planning Inspectors, who will consider representations within the scope of the consultation.

We have produced several documents to help you respond.

Important
What can you comment on?

This is not a general consultation on all the issues affecting these sites.

Your response needs to relate to a Further Main Modification or new/updated evidence included in this consultation. Simply repeating an objection made previously may fall outside its scope.

We have therefore prepared a short briefing for each site showing:

  • what is new;

  • the relevant FMM or document reference;

  • the key points you can comment on; and

  • where your own local knowledge could provide useful evidence.

 

Please read the briefing for your site before responding.

NES37 – Creswick Avenue / Yew Lane

592 homes, school and multi-faith burial ground.

New agricultural evidence and changes to the affordable housing figures.

NES38 – Holme Lane Farm / Fox Hill Road

188 homes. New evidence affects the site's agricultural assessment and FMM28 changes the site area to accommodate access.

NES39 – Wheel Lane / Middleton Lane

66 homes. New agricultural evidence and changes to the affordable housing contribution following the substantial reduction in housing numbers.

CH05 –

Strawberry Fields

549 homes on currently farmed land. New agricultural evidence changes how the site is assessed.

CH03 – Warren Lane

Employment allocation on working farmland. New agricultural evidence changes the assessment of the land.

CH04 –

Hesley Wood

Employment allocation. FMM31 now expressly confirms that access would be required through the Hesley Wood Local Wildlife Site and Urban Green Space.​

NES36 –

Smithy Wood

Employment allocation on working farmland adjoining Smithy Wood Ancient Woodland. New agricultural evidence changes the site's assessment.

How to structure your response

You don't need to be a planning expert or write a long objection.

​

A useful response can be as simple as:

1. Say what you are commenting on – for example “Reference: FMM31 – CH04 Hesley Wood”

2. Say what concerns you about the new change or evidence – for example “MM31 now confirms that access to the employment site would be required through the Hesley Wood Local Wildlife Site and Urban Green Space.”

3. Add what you personally know, where relevant – for example “I have walked in this area regularly for [X years]. I have seen [wildlife/habitat/other relevant information] around [location].”

4. Explain why you think it matters – for example “I am concerned that the environmental effects of putting the access required for the development through the Local Wildlife Site have not been adequately assessed.”

5. Say what you want the Inspectors to consider – for example “Please consider whether CH04 remains a justified and deliverable allocation in light of FMM31 and the environmental effects of the access required to develop it.”

Then add your full name.

Important Note : Three or four sentences can be enough.

Use our site briefings as prompts, but write in your own words and only include things you genuinely know or believe.
